What is Patta?
A patta is a very important legal document that shows the revenue records of the specific land. This document is issued to the owner of the land by the government of TamilNadu. A patta is also known as “Record of Rights (ROR)”.
If you have a property then how will you prove that property belongs to you? In Tamil Nadu, using a patta you can do that, you can prove your ownership over that land. Patta will be issued for the only land, not for apartments. You can get the patta for land on which the apartment is built. A Patta includes details mentioned below:
- Landowner name.
- The number of Patta.
- Survey number and subdivision of the land.
- Name of the respective district, taluk, and village of the land.
- Dimensions or area of the land.
- Tax details.
- If the land is agricultural land then whether the land is a Wetland or Dryland is also mentioned.
What is Chitta?
A Chitta is the legal revenue document of your immovable property, Village Administration Officer (VAO) of the respective village maintains the same. Chitta contains some necessary details such as ownership, size, area, etc. The primary purpose of a Citta is concerning the type of land whether it is a Wetland (nanjai) or Dryland (punjai). The word ‘nanjai’ indicates the particular land or field with water bodies such as canals, rivers, ponds, etc., and the word ‘punjai’ indicates the land has less water bodies.
Later on, Patta & Chitta are merged into one Patta Chitta document with the needed information available on the Patta by the Government of Tamil Nadu.
How to apply for Patta Chitta Online?
You can apply for Patta Chitta online by following the below procedure:
- Revenue Department of Tamil Nadu has developed a website for revenue services. Visit the official website developed for revenue services such as Patta & Chitta – http://eservices.tn.gov.in/eservicesnew/index.html.
- To see the Patta copy/A-Register Extract, click on ‘View Patta & FMB/Citta/TSLR Extract’.
- A new page will open where you ’ll have to select some details about your location such as district and area type (rural/urban) and then click on ‘Submit’.
- Here on the next page, you will have to enter the essential details such as district, taluk, town, ward, block, survey number, sub-division number, enter the authentication value and click on submit.
- After the submission of all the appropriate details, the Town Survey Land Register will assign a certificate (Shown Below) online with all the information of the particular property or land. The certificate will have the details such as type of land, type of construction, survey number, locality, municipal door number, etc.

According to the official website of the Tamil Nadu Government’s revenue department, the following documents are required if you are applying for the Patta Chitta online:
- Sale Deed (photocopy) accompanying with the original for verification.
- Proof of property possession such as the Paid Tax Receipt or electricity bill.
- Encumbrance certificate.

If you are selling any property then you have to transfer the Patta Chitta to the new buyer. The steps to transfer the Patta Chitta to the new buyer are similar to the registering of a Patta land.
- An application concerning the transfer of Patta should be submitted to the respective Tehsildar office.
- The request will be either be accepted or rejected based on the examination of the specified property and the documents which have been submitted along with the application.

- To validate your Patta Certificate online, click on the “Verify Patta” under the “Verify web issued Patta/ A-Register Extract“.
- Then enter the Reference Number and click on “Submit“.
